Precision Concrete Leveling

The Smarter Fix for Sunken Concrete

When concrete settles on a Scottsdale property, tearing it out and repouring seems like the only answer — but it's the expensive, disruptive one. Demolition, days or weeks of curing, and a fresh slab that rarely matches your existing concrete's finish.

We do it differently. Using precision polyurethane foam injection, we raise your existing concrete back to level through ports the size of a dime. The foam fills the voids beneath the slab, lifts it exactly where it belongs, and cures in about fifteen minutes — so you keep your original concrete, level again, at a fraction of the cost and with almost no downtime.

Why Concrete Sinks in Scottsdale — and How We Fix It for Good

The Northeast Valley sits on expansive clay and caliche soils that move with moisture. Monsoon downpours, irrigation, and poor drainage wash out or compress the soil beneath your slabs, leaving voids the concrete drops into. It's why settled driveways, pool decks, and walkways are so common here.

Our polyurethane foam is engineered for exactly these conditions: light enough not to overload already-stressed soil, and completely waterproof so monsoon moisture can't erode it. And because we address the drainage that caused the settlement, the fix lasts — rather than repeating next storm season.

Concrete Leveling FAQs

A few of the questions we hear most. See the full FAQ for more.

Concrete leveling (also called polyjacking or foam jacking) raises sunken concrete back to level by injecting expanding polyurethane foam through small, dime-sized ports drilled in the slab. The foam fills the voids in the soil beneath, lifts the slab precisely, and cures in minutes. It's cleaner, faster, and far less expensive than tearing out and repouring the concrete.
Almost always — typically 50% to 70% less than a full tear-out and replacement. You avoid demolition, disposal, new concrete, and the days or weeks of curing time. For upscale Scottsdale properties, leveling also preserves your existing color and finish so the repair blends in seamlessly.
Traditional mudjacking pumps a heavy cement-and-sand slurry under the slab. Modern polyurethane foam is far lighter (so it won't overload already-settling soil), injects through much smaller holes, cures in about 15 minutes, and is waterproof and immune to erosion. For Arizona's soils, foam is the superior, longer-lasting method — and what we use.
Most residential jobs — a driveway, walkway, or patio — are completed in a few hours, and the concrete is ready to walk and drive on almost immediately since the foam cures in roughly 15 minutes. There's no multi-day wait like there is with replacement.
The Northeast Valley sits on expansive clay and caliche soils that shift with moisture. Monsoon downpours, irrigation, and poor drainage wash out or compact the soil under slabs, and the intense sun-and-heat cycle adds stress. The result is settled driveways, pool decks, and walkways — a very common issue on Scottsdale properties.
Barely. The injection ports are only about the diameter of a dime, and we patch them with color-matched cement when we're done. On an upscale property where appearance matters, that's a major advantage over replacement, which changes the look of the whole slab.
Yes — much of our work is for Scottsdale HOAs, gated communities, and high-end homes held to strict appearance and safety standards. We level trip hazards and settled slabs cleanly and discreetly, and we're happy to coordinate with HOA managers and property managers.
Polyurethane foam is permanent — it doesn't wash away, erode, or break down, and it's unaffected by moisture. As long as there's no major new soil movement, a properly leveled slab stays level for the life of the concrete. We also address drainage issues that caused the settlement so the problem doesn't return.
